THE CATALYST EFFECT OF CONVENTION AND EXHIBITION CENTERS ON URBAN REAL ESTATE——A Case Study of China Import and Export Fair Pazhou Complex

Abstract  The impact of MICE industry on the urban development is a hot issue to which the city administrators and researchers pay great attention. This paper is based upon an urban catalytic theory, taking China Import and Export Fair Pazhou Complex as an example, to explore the catalytic impact of the convention centers on the development of urban real estate. The study suggests that the development of convention centers can make MICE business get together in the surrounding areas, and then the impact of convention centers will be stronger and extended to longer. Conclusions of the study are drawn as follows: firstly, the catalytic effect of convention centers on urban real estate is changeable and integrated, which can be described by the following characteristics including the catalytic intensity, catalytic target, and catalytic mechanism. Specifically, the manifestation is that the catalytic effect of convention centers on real estate programs attenuated by distance; the real estate projects on which the convention centers having greater influence are those have more connection with MICE industry, the catalytic effect of convention centers on urban real estate is enhanced or weaken by the function of other urban planning elements. In this paper, the public traffic system is particularly noted; secondly, the study finds that the convention centers have positive impacts on the development of urban real estate, which includes accelerating the development and construction of surrounding real estate, raising the price of houses and offices as well as affecting the positioning of the surrounding real estate programs; thirdly, the impact of convention and exhibition centers on the development of urban real estate is a combination of the positive influence of the convention and exhibition centers and the events it carries.
